Who owns and operates 10 Wilmington Place?

Unlike most of the corporate-owned senior living communities in Dayton, 10 Wilmington Place has been family owned and operated for more than 30 years. Barry and Marilyn Humphries’ personal commitment to create and maintain the very best senior living community in Dayton is felt throughout our property and grounds, and is reflected in each associate at 10 Wilmington Place. 

Continuing the family commitment to 10 Wilmington Place, their son, Joe Williams, is the Owner and Managing Partner. He personally directs and oversees all of the improvements and renovations throughout the community. Our Executive Director, Tiffany Bolin, has many years of service as a long-term care professional for the older adult population and is responsible for the day-to-day operations.

Is 10 Wilmington Place a Continuing Care Retirement Community?

Our community offers an array of lifestyle options to accommodate most every senior at any stage in their life, ranging from Independent Living to Assisted Living to Memory Care. Additionally, our campus includes a skilled nursing facility, hospice organization, and physicians’ office (all separately owned/operated) for added convenience.

What is Independent Living?

Independent Living is for seniors who wish to maintain a sense of independence without the headaches and hassles of homeownership, like home maintenance or yard work. With additional included services, our Independent Living residents benefit from a lifestyle that allows them to focus on doing the things they truly enjoy. We offer studio, one-bedroom, and two-bedroom apartments complete with full kitchens and some of the largest floor plans in the Dayton area.

What is Assisted Living?

Assisted Living at 10 Wilmington Place offers the same features and benefits of Independent Living, with the added support of around-the-clock nursing and aide staff. This helpful living option is designed to support individuals who need additional assistance with their personal care, around their home, medications, or other special circumstances. Like our Independent Living, our Assisted Living floor plans have full kitchens, and are some of the largest in the Dayton area.

What is Memory Care?

Our Memory Care is a specialized type of Assisted Living that offers focused support to those residents with Alzheimer’s disease, pronounced dementia, and other related conditions. Our Memory Care community is secured for our residents’ safety and well-being. Our attentive and compassionate Memory Care staff receives specialized training to engage our Memory Care residents in ways that encourage their potential and minimize frustration/agitation.

Do you require a large entrance fee or endowment?

We aim to provide a luxurious living experience, without breaking the bank, and simply collect a one-time, affordable Community Fee payment at the point of move-in. This fee covers administrative costs incurred during the move-in process. It is also used toward the ongoing cost of maintaining our historic property and grounds.

What are your leasing terms?

Our leasing terms are flexible and designed to make a transition easy for our residents and their families. We require a 60-day written move-out notice for our Independent Living residents, and a 30-day written move-out notice for our Assisted Living and Memory Care residents. Of course, exceptions can be made for any resident on an as-needed basis.

Are the apartments furnished or can I bring my own furniture?

We do not typically furnish our apartments, instead we allow you to bring your treasured items from your current home to create a space that is comfortable and familiar to you. If you would prefer to move into a furnished and/or professionally decorated apartment, we do have options available. One of our Senior Living Counselors will be happy to review those options with you during your visit.

Do you offer short-term (respite) stays?

We do offer short-term stays in a furnished apartment in both Independent Living and Assisted Living, space permitting, at an affordable daily rate. Please contact a Senior Living Counselor for more details and information.

Do you have accommodations for out-of-town guests?

We feature one-bedroom apartment hospitality suites with hotel-like furnishings and a full kitchen (complete with dishes and cooking utensils) at a rate of $85/night plus tax.

Is your community pet-friendly?

We understand your pet is a cherished member of your family. As such, we welcome small pets at 10 Wilmington Place. Please contact a Senior Living Counselor for restrictions and applicable fees.

Are residents allowed to have their own cars? Is resident parking available?

We have plenty of complimentary off-street parking available for our residents and visitors, and our parking lots surround our entire building for added convenience. We also have garages available for a small monthly fee on a first-come, first-served basis.

Is additional storage available?

Most of our Independent Living apartments boast large closets throughout, and a majority feature an additional, locked storage unit conveniently located adjacent to the front door of the apartment.

Does 10 Wilmington Place allow smoking?

Our entire campus is smoke-free (indoors and outdoors).

Is it possible to do a trial stay at your community?

Upon completing a tour at our community, we are happy to offer a complimentary five-day trial stay in our Independent Living guest suite (at a later date). Our guest suite is furnished with all the comforts of home, and is designed to provide you with a firsthand opportunity to experience the stress-free lifestyle offered at 10 Wilmington Place. How much does it cost to live at 10 Wilmington Place?

Our monthly rates are more affordable than you might think with a variety of price points to fit most budgets. Our monthly rates start at $2,295, and all of our lifestyle options include meals, housekeeping, transportation, 24/7 emergency assistance, activities and recreational programs, and most utilities. Our Senior Living Counselors will provide you with detailed pricing information when you visit our community.
