Since the historic campus of 10 Wilmington Place was first renovated in the mid-1980s, one of the largest historic renovations ever attempted in Ohio at the time, our owners Barry and Marilyn Humphries and their son Joe Williams have been committed to keeping 10 Wilmington Place a vibrant, state-of-the-art community.
After nearly 10 years of renovation and development work on campus, the next chapter of that evolution is finally complete, after a meticulously planned, $8 million period of updates and additions.
The major project included both required maintenance projects and a litany of amenities installed or upgraded to provide an unparalleled experience for 10 Wilmington Place residents. Maintenance projects ranged from roof improvements and new HVAC systems to complete waterproofing of the expansive brick building on campus.
At the same time, projects added or bolstered amenities like the area’s only full-service outdoor amphitheater in a retirement community, a dedicated Wii Bowling alley, two movie theaters and the 10 Wilmington Place “Mini-Mall,” which houses a beauty salon, café, tavern, fitness center, chapel, massage room and a general store. In addition, a beautiful, landscaped outdoor dining patio was added to the refurbished main dining room, and residential apartments were renovated with all new bathrooms, kitchens and lighting upgrades. The entire building’s interior — including common areas and apartments — was outfitted with new flooring.
A critical part of the 10 Wilmington Place community is its historic campus, which was a major element of its renovations and upgrades. Fastidious work to the space honored its history while enhancing the park-like setting of the campus. Landscaping professionals, designers and architectural firms were consulted to envision themed courtyards, a gazebo, an outdoor patio space that integrates with the amphitheater and a new outdoor rooftop patio. 10 Wilmington Place consulted with local experts on the projects, including Dayton’s Berns Garden Center & Landscaping, Brown & Bills Architects, Kearney’s Landscaping and Oregon Group Architects as well as Columbus’s Design Collective and MKSK.
The result of the renovations offers a bespoke feel in a community that distinguishes itself from others within the Greater Dayton area. 10 Wilmington Place offers Independent Living, Assisted Living and Memory Care options, each with unique floor plans and customizable options with top-of-the-line materials and amenities. The community hosts a variety of events each week, including film screenings, performances in the amphitheater, educational classes and more.
